GENERAL BOOKING CONDITIONS
Thank you for choosing to book your holiday with Vogue Lodge at Seton Sands, and we hope you have an enjoyable stay. We would ask that you read our T&C carefully as they, along with your booking confirmation make up your agreement with us.
We are not affiliated with Haven/Bourne Leisure. Our property offers private rental stays of 3,4 or 7 nights, up to a maximum of 28 days in our self-catering holiday home. Your agreement is solely for the rental of the holiday home, and any products, services, or passes associated with Seton Sands Holiday Village must be booked and paid for directly through HAVEN. Bookings will only be accepted from hirers who are twenty five (25) years of age and above.
We understand that holidays are enjoyable and that family and friends may be visiting the park simultaneously. We are renting our holiday home to you and those listed on our registration form. We kindly ask that, given the stunning location, you refrain from using our van as a hang out space. Thank you for your understanding and co operation.
This property is strictly non-smoking and we respectfully request that all guests refrain from smoking within the holiday home. While we acknowledge that smoke may occasionally transfer from clothing, there is a significant distinction between residual scent and evidence of smoking inside the premises. Please be advised that any strong or persistent odours may impact the return of your security deposit. Should it be necessary to deodorise the property or to undertake enhanced Depp-cleaning process to remove such odours, the associated cost will be deducted from your deposit. We appreciate your co operation and understanding in helping us to maintain a pleasant environment for all our guests.
We must follow Haven T&C and cannot let to groups of young people, Stag or Hen parties.
Please alert us when booking if anyone has any allergies or health/mobility issues, so we can make sure that this holiday home is best suited to your needs. We can provide a toilet frame (free standing) for any guest with minor mobility concerns. Please be aware that in using these items guests do so at their own risk.
Please note we take photographs and walk-around videos of the holiday home between each let. These will be date stamped to help identify any damages and ensure repairs are carried out prior to guest arrival if possible. If immediate repairs are not feasible, we will inform guests of any existing damage to prevent concerns this happened during your stay. This helps us maintain the property’s condition and provides clear documentation for any damage claim. Meter readings are also documented prior to and after each let.
⚡ Important Information – Electric Vehicle Charging
We kindly ask that electric vehicle charging is not carried out at the holiday home. Unfortunately domestic chargers, (trickle chargers) and standard sockets are not suitable for EV charging and may create safety risks, including overheating or fire hazards. For everyone’s safety and comfort, unauthorised Ev charging is not permitted, and any costs or damages resultant from such use will be the responsibility of the guest.

Please be aware we may perform a vehicle check to determine the fuel type of your car, ensuring compliance with our T&C. This is due to an increase in electric vehicle charging from caravans on site. Haven provide fast charging points in the main carpark. Please contact the park directly for pricing and availability.
Should you charge your car regardless this will result in you being charged for all electricity used during your stay, at the current kwph price which will be deducted from your deposit or we will raise an action if booked via Airbnb.
BOOKING, DEPOSIT & PAYMENT
We now take information via email we find this is much quicker and simpler process. The information we require is as follows:-

TIME OF ARRIVAL 3-4PM 4-5PM etc in one hour increments.
NAMES OF ALL ADULTS,
NAMES AND AGES OF CHILDREN.
NFANTS 0-4YRS CHILDREN 4-15YRS ADULTS 16+ this is so we can register guests properly for their play passes.
All bookings made are subject to our T&C, and apply regardless of whether or not you have read our our T&C. By paying your deposit , you the hirer, and all of your guests on the registration form, agree in full to our T&C.
The maximum number of guests allowed to sleep in this holiday home is 4. If all single mixed adult group our max number of guests is 3.
If all same sex group our max number of guests is 3.
Any changes to the original booking after payment must be made by the lead booker and requires approval from the owner before arrival. The lead guest must be staying in the caravan and will be responsible for all members of the booked party, will be with them during the hire period. The lead hirer will take steps to ensure no one causes nuisance, disturbance or inconvenience to others holidaying on park.
No subletting or reselling of the holiday is permitted. Any guests staying who are not listed on the registration form, you and your party will be asked to leave the holiday home and no refund will be given.
The Lodge owners reserve the right to refuse any booking without obligation and/or reserve the right to terminate any booking for whatever reason at their absolute discretion.
DEPOSITS - On receipt of the booking form, a £100 deposit will be payable, and your booking will be confirmed. You will then be registered through the Haven portal.
Payments are accepted by bank transfer, please use lead booker name as reference and alert us to when payment is made.
Please note that deposit is non refundable in the event of cancelation.
The outstanding balance is payable 6 weeks prior to arrival. Should you book with less than 6 weeks prior to arrival, we will require payment in full at time of booking.
PLEASE NOTE IN PAYING YOUR DEPOSIT YOU ARE AGREEING IN FULL TO OUT T&C
If the deposit is not received it is assumed by the Lodge owners that the provisional booking is no longer required, we will not hold dates.
Please note that once we have received your deposit and your registration is complete, you have purchased play passes through the Haven portal, booked and paid for activities, then decide to cancel your stay with us, we must then cancel your booking registration. This may then cancel any play passes and activities paid for.
The Booking Deposit is fully refundable after your stay should the holiday home sustain no damage, stains or missing inventory and that it is left in a neat and tidy condition, all guests have adhered fully to our T&C. We try to refund your deposit the same day as departure.
2. CANCELATIONS
DEPOSITS ARE NON-REFUNDABLE IN THE EVENT OF CANCELLATION.
Should you fail to pay your full balance by the final payment due date stated on your booking confirmation , we will accept this as notice of cancellation, no refunds will be given and the dates will be re-listed as available.
We strongly advise that you take out travel insurance. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation
DAYS BEFORE ARRIVAL GUEST CANCELATION CHARGE
42 days or more Deposit amount if paid.
42 days to 29 days Deposit amount or if balance paid 50% of the holiday price.
28 days to 8 days Deposit amount or if balance paid 75% of the holiday price.
7 days or less Deposit amount or if balance paid 100% of the holiday price.
In accordance with current legal standards and best practices, in the event of a cancelation, the hirer must confirm via email or phone. Deposits are non refundable in the event of cancelation. If you wish to postpone your holiday you must first pay any outstanding balance. Should you then cancel, your reservation reverts to your original dates. Please see our cancelation policy above.
If the hirer fails to turn up to the start of their stay, no refund shall be given.
No refund will be made to the hirer whose hiring has commenced and who vacates the Lodge for any reason including an emergency at home.
If you are asked to vacate the Lodge or holiday park by the park owners or members of staff, Lodge owners, or you or a member of your party are removed from site by the Police, or for any reason whatsoever, no refund shall be given
In the unlikely event that the Lodge becomes unavailable for any rental period due to events out-with our control, then we may be forced to cancel a booking, every effort will be made to arrange other accommodation but this may not always be possible. We will advise the hirer asap, and a full refund shall be given. The hirer will have no further claim against the owner.
3. UPON COMMENCEMENT OF HIRE
IF YOU NOTICE ANYTHING WITHIN THE HOLIDAY HOME THAT IS BROKEN OR NOT WORKING , PLEASE LET ME KNOW, IN NOT DOING SO, IT COULD BE THAT YOU ARE HELD RESPONSIBLE.
Check In is available from 3pm on the first day of hire. Where possible we will meet guests to make sure everything is to your liking and answer any questions you may have.
We now have a smart key safe, located on the decking. This is time and date sensitive, on completion of your booking we will forward a unique 8 digit code. This will allow you should we not be present, to retrieve your keys, instructions on how to operate the safe will be sent with the code.
We will provide guests with one set of keys, please return the keys to the key safe on departure . Should you take the keys home accidentally we would ask that these are returned by “ signed for post “ at your own expense. Should you lose your keys during your stay, we will withhold your deposit.
We provide guests with bedding, beds will be made up for your arrival. Each bed has memory foam toppers, mattress encasing, mattress, pillow and duvet protectors, sheets, duvet cover and pillow slips. ` Bath towels, 2 hand towels and a bath mat for each bathroom, tea towel and oven gloves are all provided. These are for caravan use only. Please do not remove the protectors from any beds.
We provide seating for our guests on the decking area. Cushions are supplied, We are happy for guests to use these on the condition that they are returned neatly, dry and clean, after use. Please make sure prior to departure that the back cushions are replace in the Keter bench. The parasol, please do not leave open when unattended, we are next to a road. Damage to any cushions, cover, furniture, may result in a charge to your deposit. If you are unsure how to use any of the equipment provided there are instruction sheets within the folder on the coffee table. Do not attempt to use anything that you are unsure about. The lodge owner will not be considered liable for any injury caused by improper use of any equipment within the lodge or on Seton Sands Holiday Village.
Our pitch has an allocated parking bay for one car only. Please do not park on the grass, roadside or other empty parking bays near by. If you are traveling with multiple vehicles please use the overflow car park by the main entrance.
CARAVAN AND PARK RULES
We would kindly ask guests to follow a few simple steps when staying in our holiday home. If you or any member of your party fails to comply with our T&C, you and all members of your party will be asked to leave, without notice, no refunds will be given.
Please do not smoke or vape within the holiday home or out of an open window, please dispose of all cigarette butts in the nearest bin outside. No candles or bbq to be lit or used within the lodge, or decking area. Please do not leave any chargers unattended or overload plugs, this could cause the electrics to trip.
No drugs to be stored or used within the holiday home unless prescribed by a medical practitioner.
Please remove footwear on entering the holiday home. In particular high stiletto heels.
We would ask that if you have buggies, that they are not left open within the holiday home, we have known them to cause significant damage to doorways.
Please do not bring glitter or any luminous objects, plasticine etc these can cause unnecessary damage to soft furnishings, floor coverings and vacuums, marks can be expensive to remove. Please supervise children at all time with felt tip pens and loom bands.
Please do not attempt DIY. If the repair is non urgent and will not impact on the enjoyment of your stay, it will be carried out when the holiday home is vacant. If there is a maintenance problem please inform the owner in the first instance, we will organise for the repair if urgent to be carried out as soon as possible.
Any maintenance issues reported to us, regarding gas, electric boiler or hot water, we will aim to resolve within a few hours of the initial report. Should you report this after 6pm there may be no engineers on site so the repair may roll over to the following day. We cannot be held responsible for any breakdown or malfunction of any equipment within the holiday home during your stay and no refunds will be given under these circumstances.
Please do not store bikes, scooters, and other sporting equipment within the holiday home or chain bikes to the decking. Wall, ceiling or floor vents must not be covered or taped closed.
The owner cannot be held responsible for others holidaying either side of Vogue Lodge at Seton Sands and in the event of excessive noise disturbance, causing a nuisance of any kind then please call security, on 07899 960 348 due to this being out-with our control no refunds will be given.
The holiday park owner, the lodge owner and their staff do not accept liability for any loss or damage to the hirers property and or accidents, injuries, illness, disease arising from the hire of the lodge or use of the holiday park.
We do not accept responsibility to any damage to your vehicles while parked out side the lodge or any car park on site.
4.CHECK OUT
Check out is before 10am, we would ask guests to please be on time, delays to check out then affects our cleaning schedule for the day. Unless agreed with the owner for a later check out where it is possible to do so, there will be and extra charge of £15 every 30 minutes past 10am. This will be withheld from your deposit. You are more than welcome to remain on park to use the facilities but we would ask you move your car to the main car park.
PLEASE LEAVE THE HOLIDAY HOME AS FOUND
Could we please ask guests prior to departure to walk round and check nothing has been left behind, should anything be left we will contact you and can return items at your expense.
Please strip duvet covers, pillow slips and fitted sheets from the beds and place In the laundry sack. I will strip all protective bedding on change over we thank you for your co-operation.
Please be aware that make-up foundation, face medications and creams, tanning products, pens, paint, glue etc will stain and or bleach our linen and towels. Unsalvageable items will be charged at the replacement cost to your security deposit.
Please after use ensure that the oven, grill, dishes you may have used, pots, pans, cutlery, coffee machine, toaster, kettle, microwave are left clean and dried before putting away after use. A cleaning pack is provided ie washing up liquid, sponge, disinfecting spray, dishwasher pods, washing machine pods, glass cleaner etc.
In order to prevent possible blockages, please do not dispose of food waste, dangerous liquids, fats or feminine hygiene items, or baby wipes down the toilets, sinks or shower tray
Please empty the contents from the fridge freezer before departure but do not switch the appliance off. Please make sure that all lights are switched off and that there is no water left running. Please close and lock windows and doors, remove rubbish from the caravan to the nearest on site bin station.
Please return the keys to the key safe should I not be there for your departure time. This can be done quickly using the link-style card on the keys.
Please notify me by text should you leave prior to 10am
Any extra cleaning of the above will incur a cleaning Fee of £50
5. DAMAGES
We would ask that if any of your party cause damage during your stay that you alert us as soon as possible. Damage and breakages amounting to less than £100 will be deducted from your deposit and the balance IF ANY shall be refunded. Should the damage be excessive ie damage to internal, external walls, tv’s, doors, fridge freezer etc or we need to hire professional cleaning services to clean soft furnishings, mattresses, carpets or if the item must be replaced, you agree to cover all costs.
In the event of malicious damage or aggressive/abusive behavior We as owners of Vogue Lodge at Seton Sands will ask you the hirer and your party to leave. Site security reserve the right to contact the police, no refunds will be given in this event. We will recover the cost of all damage caused from you. All damage must be paid for.
6. EVENTS OUT-WITH OUR CONTROL
Unfortunately we will not accept responsibility or pay compensation if we have to cancel or change your booking due to events beyond our control. We will not accept liability for any injury or loss or damage you suffer because of events beyond our control. Some of the things we mean by “events beyond our control” are fire, flood, explosion, storm or other weather damage, break-in, criminal damage, riots or civil strife, industrial action, natural or nuclear disaster, epidemics or pandemics and adverse weather conditions, war or threat of war, threatened terrorist activity and unavoidable technical problems with transport. We recommend all guests take out adequate holiday insurance to cover for all eventualities.
Our internet provider is Vodafone, we offer this as a supplementary service, which is only available when technically available. Any maintenance being carried out on the Vodafone mast on park is out-with our control, this will affect the speeds that you can access, due to this we will not issue any refunds.
7. PLEASE NOTE
All utilities (Gas, water & Electricity) are included in the overall cost, on a fair-use basis, we ask guests TO NOT charge your electric vehicles from the caravan electric supply. We take meter readings prior and after each let. Should we detect electric vehicles have been charged from our electricity supply regardless you will be in breach of our T&C, and will be charged per unit of electricity used during your stay from your booking deposit refund.
